A Location Value refers to the premium associated with a location which translates into higher property values within the vicinity. The Location Value may also be associated with a lower property value. The value expresses how attractive the location is for living purposes and for the establishment of businesses which are a function of the level of infrastructural development, mobility to and from the location as well as the penetration of utilities and services. A Location Value qualifies as an intangible asset which can be recognised and reliably measured. Intangible assets are a class of assets without physical form which hold value to owners through potential economic benefits. Business valuators apply analytical techniques under the income, market and asset methods to estimate the fair market value of location value, a situation made possible by the fact that location value can be recognised, separated, and the associated economic benefits can be reliably measured.
