The Valuation of Fixed Assets involves the applications of analytical tools to determine the fair market value of tangible assets such as land and buildings, heavy- duty plant, equipment of all category, office equipment, furniture, fittings, among others. The Valuation of Fixed Assets is normally performed by professionals with requisite training, certifications, and credentials for the different categories of fixed assets. In business valuation analysis, the valuation of fixed assets is an important input in the normalisation of the statement of financial position (balance sheet), an important analytical step when determining the fair market value of business entities. The International Accounting Standards (IAS) 16 requires firms which have adopted the revaluation model for their fixed assets to revalue fixed assets annually to determine their fair market value for financial reporting. The output of the valuation of fixed assets at fair market value enables business valuators to adjust the values in the balance sheet, which together with the adjustment of other items, can result in the fair market value of the business via the Net Asset Valuation (NAV) method to conclude on the Adjusted Book Value.
